A Lease-Purchase is a contract that allows the buyer the opportunity to take possession of the property before closing. In a Lease-Purchase a contract and a lease are negotiated and executed at the same time. The candidate for this program must like the property enough to buy the home. Security deposits, purchase price and monthly rent are all determined based on the property in question, and the buyers' ability to close. The sooner the buyer can close, the cheaper the monthly rent! *** The owners of these homes are not interested in becoming long term landlords. These sellers allow Lease-Purchase agreements for candidates that may:
1. need immediate occupancy
or
2. need time to correct minor credit issues
or
3. don’t have a lot of money to put down

• HOW LONG IS THE LEASE? The lease portion of the contract is usually 6 months and typically does not exceed a 9 month period.

•HOW OFTEN DO YOU UPDATE YOUR NEW LISTINGS? We update our new listings every week Monday - Friday. However; we do get new lease-purchase homes on some weekends. Just call to be the first to find out if we have anything coming up!  

• ARE PETS ALLOWED? Pets are allowed, see a Salafia Sold Team associate for details. 

• HOW MUCH IS THE RENT? The rent is determined by the length of the lease. The longer the lease period, the higher the rental amount. 

• CAN I JUST RENT? These homes are NOT offered as straight rentals. The sellers will allow pre-entrance agreements, but do not want to become long term landlords.
